Forest City Designated as Flagship G-Zone in the Johor-Singapore SEZ, Igniting an Investment Wave
On August 25, 2023, Malaysian Prime Minister Dato’ Seri Anwar Ibrahim announced the establishment of the Special Financial Zone (SFZ) within Forest City. This groundbreaking initiative has quickly captured the attention of both domestic and international investors. With the formal signing of the Johor-Singapore Special Economic Zone (JS-SEZ) agreement, Forest City, as the designated flagship G-Zone, has elevated its prospects for global investment.

The Forest City SFZ stands as Malaysia’s first zone permitting the establishment of family offices, offering a remarkable 20-year exemption on corporate income tax. This policy advantage has made Forest City a focal point for investors worldwide. According to Sharul Izam, Vice President of Country Garden Pacificview Sdn Bhd, 11 companies have already expressed interest in setting up operations within the SFZ. This underscores the growing confidence in Forest City’s future as a hub for international business and investment.
To further engage investors, Forest City will host specialized forums and seminars. On January 18, an in-depth seminar will explore the unique zero-tax policies for family offices within Malaysia, offering attendees a comprehensive understanding of the SFZ’s benefits and opportunities.

In tandem with growing investor enthusiasm, Forest City is set to launch its first round of commercial unit registrations for 2025. These new units, located in the Starview Bay district, offer versatile SOFO (Small Office/Flexible Office) spaces designed for both office and retail use. This dynamic approach caters to the diverse needs of investors and injects new energy into Forest City’s commercial development.
To improve accessibility, Forest City has successfully introduced direct bus routes to Malaysia’s Second Link checkpoint. In partnership with Causeway Link, a weekend and holiday bus service connecting Forest City to Kuala Lumpur is set to launch soon. Additionally, Forest City is upgrading its internal and surrounding transportation networks to integrate seamlessly with Johor Bahru’s public transit system. The expanded network will feature four core bus routes, connecting the island to Singapore, neighboring commercial zones, and Kuala Lumpur, ensuring efficient and convenient travel options.

Sharul Izam forecasts that 2025 will mark a transformative year for Forest City, with its economy and overall development reaching new heights. As the SFZ policies take deeper root and more investors arrive, the city’s industrial structure will evolve, complemented by enhanced urban facilities. Forest City is also expanding partnerships with renowned international enterprises and institutions to further accelerate its growth.
